PREMISES VACATION LEASE AGREEMENT:

1.) TERM: By this agreement made this _____day of _______, 200___, between Black Dog Properties, L.L.C., hereafter designated Landlord and __________________________________________________________
herein after designated Renter, whether one or more than one. Landlord hereby rents to Renter the premises known as #53________ E. Greenview Drive. THE PREMISES ARE NOT TO BE OCCUPIED BY MORE THAN 6 PERSONS. If there are more than 6 persons. There will be a charge of $25 per night for each additional person for each additional night. Having too many persons occupying the premises without permission can lead to termination of the lease without refund.
2. SECURITY DEPOSIT/ RENT: Renter has deposited the sum of $_______. All Payments shall be made to Black Dog Properties, L.L.C. and sent to 441 Alexander Road, Bellvillle, Ohio 44813. The balance of the rent of $________ is due 30 DAYS PRIOR TO OCCUPANCY. Rent will be in the form of a CERTIFIED CHECK or MONEY ORDER. The security deposit will be returned 2 weeks after departure if the cleaning has been done and there are no other damages or situations. IF YOUR DEPOSIT AND RENT ARE NOT RECEIVED ON TIME, WE WILL RELEASE THE UNIT FOR OTHER RENTERS.
3. CANCELLATION POLICY: $50 service charge for cancellations over 30 days prior to arrival date. Cancellations with less than 30 days will forfeit the rental deposit. With less than 14 days notice prior to arrival, the renter will forfiet the total rent amount (not including the deposit). No reduction of rent or refund will be issued for any mechanical failure of air conditioner, dishwasher, refridgerator, washer/dryer, TV or other appliances or act of God. No refunds for early check outs.
4. CHECK IN/OUT: Check in is Sunday at 3:00 p.m. and Check out is Saturday at 12:00 p.m. (unless special arrangements are made).
5. CLEANING POLICY: To keep the rental costs down, we ask that units be cleaned prior to departure. See unit instructions available in each unit for more information. If you do not clean, there will be a minimum charge to your deposit of $50.
6. PETS: No pets are permitted. Some of our guests are allergic to pets and this would create a problem. Any pets kept will be subject to a charge of $25 per night minumum up to the total loss of deposit to cover additional cleaning costs.
7. NO SMOKING: There is no smoking permitted inside the units. If it is necessary for you to smoke, please do so outside, away from windows that would allow the smoke to carry into the units. Containers are provided for cigarette disposal. Smoking in the units, or excessive cigarette butts littered outside may cause the loss of part or all of your deposit.
8. PARKING: There is parking for a maximum of 3 VEHICLES. If you have a boat, that counts as one vehicle. Please do not park in the yard, or in the neighbors driveways. The marinas will usually let you park at the end of the street. Do not park in the field belonging to Herl's Harbor, or they will have you towed.
9. COURTEOUS BEHAVIOR: Disruptive, or loud behavior may lead to termination of this lease without refund or the loss of future rental privleges. Please be courteous to our neighbors.
